TL;DR: Edmonton home sales fell 10.0% year-over-year in August 2026. Inventory is up 12.7%, and absorption has stretched to 3.75 months — the loosest conditions of the year. Single-family benchmark prices dipped slightly to $524,500 (−0.2% YoY). The Bank of Canada held its rate at 2.25% and is expected to stay there through year-end. Sellers who price sharply will transact; those who don't won't.
