It's not broken, we just moved your cheese. It's been just over five years since we've done any major updates to our very popular home search website EdmontonRealEstate.pro. Last time, on December 15, 2015, we had about 5,500 user sessions a day. Lately, we've been averaging about 17,000 user sessions a day. The most traffic we ever saw in one day was 19,803 user sessions on June 30, 2020. So why change things? Especially when we know people love the site, and people hate change. 66% of our traffic is on a mobile device, and the mobile experience on our new site is far superior to the old one. Our new site has been designed "mobile-first" so it works as well on a phone as it does on a desktop. It's designed for speed, and it has a beautiful map-based…

Buyers almost always include a home inspection condition when they make an offer on a house. The purpose of a home inspection is for the buyer to have a clear picture of what they're buying, so they are aware of the home's condition and get a good idea of what expenses they will face for maintenance and repairs. Buyers shouldn't expect any property to be perfect, and they shouldn't look at the home inspection as a re-negotiation tool. Still, in some cases, they will ask for concessions from the seller based on the inspection report. According to this American study, 29% of sellers either make minor repairs or reduce the sale price to close the deal.

A lot of people don’t know about the importance of Real Property Reports (RPRs) when buying or selling a home and often ask us about the benefits of having an RPR or Title Insurance. So let’s set the record straight right off the bat: An RPR with compliance is generally better than Title Insurance alone, but it’s not an ideal solution in every real estate transaction.

What is an RPR?

An RPR is basically a survey or a drawing of a property that shows the location of all of the improvements such as the house, garage, deck, fence, hot tub and so on. It also includes information about utility right-of-ways, easements and overhangs.

What is an RPR with compliance?

Most municipalities will issue a compliance stamp or certification when an RPR is…

A small rule change has lead to big changes for buying and selling real estate in Alberta. The new rule requires that REALTORS® report pending sales to their Association's MLS® system database unless the sellers complete a form instructing their agent not to report the pending sale. When a property is reported pending, it will not appear on property search sites like REALTOR.ca and EdmontonRealEstate.pro, effectively taking it off the market. Pending sales were previously handled differently by different associations across the province, and now all REALTORS® will follow the same rule in Alberta.

What is a pending sale?

A pending or conditional sale occurs when the seller has accepted an offer on their property, but there are conditions that…

Estimating Edmonton renovation costs before you buy.

By Camillo Esposito, Owner of Independent Bath & Renovations: https://www.independentbath.com/ You found a house or a condo in a mature neighbourhood you love but it needs some attention for you to call it home. Established neighbourhoods provide mature trees and landscaping, shopping, a central location and a ton of convenience many people are drawn to. The trade-off is updates and repairs are sometimes required for homes in older neighbourhoods. The challenge becomes, how can remodelling costs be calculated to ensure the combined totals of your mortgage and improvements do not exceed your budget? Ballparking renovations can be a minefield for established contractors as the scope of work is unique…

The real estate market right now feels different from any market we’ve experienced in Edmonton, from the stress test to the economy, to the inventory of homes on the market, we're seeing some unusual things happen. So, we've put together some tips for those looking to buy or sell a home in the Edmonton area this spring.

#1 Be Patient

Typically, when a negotiation fails, that's the end of it. In other words, if a buyer and seller can't come to terms, and one or both parties walk away, there's generally no getting them back together. I've heard of three scenarios in the past couple of weeks at our brokerage alone, where the seller came back to the table "hat in hand" and made an agreement with the buyer. My partner Sheldon has been in the business for 30…
