MLS® Database Search Features - A Step-by-Step Guide
Search by Keywords
When using the MLS® Listings search features, one of the first steps is to include keywords in your search. The more information you provide as part of your search, the better your results will be. The search feature lets you enter Cities, Neighbourhoods, Addresses, Condo names and even MLS® numbers.
Whether you want many listings or just a few, keywords can help narrow your focus.
Enter Keywords into the search box to start filtering your search results to the listings you want to see. The search box includes a handy auto-fill feature. It will start showing you options for your search as soon as you start typing.
Click on one of the options provided in the auto-fill feature to perform that search. Keep typing to get more options or to search for specific keywords.
How to use Filters for Price Range, Property Type, and Other Criteria
Filters are another great way to quickly narrow your search results to listings that are of most interest to you. By clicking on the Filters button on the search page, you will see the full list appear.
Much like the search box, you can use the filters to simply type in an address or MLS® number. You can also choose from specific cities or towns for which you want to see results.
You can even enter specific subdivisions or condo names into the filter options.
Search by Property Type
The Property Type section lets you choose from Single Family, Condos or Townhouses, or Rural results. Dig deeper by choosing Sub-Types and even Property Styles.
With so many options available, you can narrow down your MLS® Edmonton Listings specifically to what you are looking for.
Search by Price Range
Another great option in the filters is the ability to search by Price Range. This ensures that you only see listings in your budget. Set minimum and maximum price amounts to see results that work for you. You can even use the Reduced Price option to see results where the price has dropped within a certain time period.
Search by Property Criteria
Do you have a wish list for that ideal property already set? Looking for a specific number of bedrooms, bathrooms, or even square footage? The property criteria filters allow you to get really specific with your choices.
There are so many options in the filters section of the MLS® Listings search feature! Additional options you can pick and choose to see different properties include Garage types, Parking options, Basement options, Property features, Interior features, Exterior features, and Additional features such as decks, fire pits, gazebos and more!
Picture that dream home, choose what you want, and search to your heart's content. The filters section updates as you choose your options to show you how many current listings are available to view based on your selections. Feel free to reset the filter options and start over again anytime.
Map Search Features
One of the great features of the Liv Real Estate property search is the Edmonton MLS® Map connected to the search results that allows you to visually see where listings are and how many are within certain areas of the city as well.
Using the zoom feature, you can quickly narrow down your search results to see how many active listings are in your favourite neighbourhoods or areas of the city (or outside the city). The MLS® Edmonton Map also updates based on any keywords you enter into the search box or any filter options you choose.
As you narrow your search, it begins to show individual listings and their listed sale price.
This is a great comparison tool to see different prices across a neighbourhood or narrow your search to listings within your price range. It also allows you to click on any of the listings to view the property details page for that listing - so don’t be afraid to click on those million-dollar listings to dream big!
Using Property Address and MLS® Numbers to Search
We have heard from clients over the years that one of their favourite pastimes is searching for properties when they are driving around town. If you are out and about and happen to see a For Sale sign and want to know more, using the Liv Real Estate website to search up a property is a great way to find out if it is the dream property you have been looking for!
When you view the website from your mobile phone, you can use the search feature to enter a specific address or MLS® number to find information on that property. When you use either of these methods to search for a property, the results will be narrowed to show you a quick view of some of the property information, and the map will zoom in to show the location of the property.

Edmonton MLS® Listings Guide
Types of Properties Available in MLS® Listings
There are many different ways to describe a property, and when it comes to the listings in the real estate Edmonton map and search feature, it is important to know what your options are. The easiest way to explain it is to say there are property types, then there are property sub-types. And if you really want to get detailed, there are also property styles.
Property types are at the highest level and have the fewest options. Whenever you search on the website, unless you have adjusted your results in the filters, you will see all listings available for each property type. Properties are grouped into Single Family, Condo/Townhouse, and Rural. At any time, you can turn these property types on or off for your listing search using the filter options.
Property sub-types include all the different ways that someone might describe a specific property. Examples of Single Family listings that could have unique property sub-types include: Detached Single Family, Duplex, Residential Attached, Manufactured Home, etc.
Property sub-types can filter rural properties to show other options available, including vacant lots/land and even cottages. Rural properties also include acreage-style homes built on private land or larger plots outside of the urban center.
Condos and Townhouses also come with their own property sub-types, including Lowrise Apartment, Highrise Apartment, Detached Condominiums, etc.
Property styles can be used if there are specific home types you are interested in. These can include listings that are marked as Bungalows, Bi-Level’s, 2 Storey or Split Level. It is a great way to narrow down your search if there is a specific style of home you are looking for.

Factors Influencing Home Prices in Edmonton
Several key factors intricately influence home prices in Edmonton. The city's economic landscape, including factors such as employment opportunities, wage growth, and industry diversification, plays a pivotal role in shaping the demand for housing. Furthermore, the supply of homes, influenced by new construction, urban development, and housing inventory, also considerably affects pricing dynamics. In addition, the macroeconomic environment, encompassing interest rates, inflation, and government policies, is a significant determinant of housing affordability. Moreover, the desirability of specific neighbourhoods, proximity to amenities, and the overall quality of life Edmonton offers all come together to influence the ebb and flow of home prices.
