You would think that this would be the best time of year to sell a property. The number of listings always plunges around this time of year, meaning there would be very little competition. Your listing would stand out among the crowd for those looking for a place.
At least that's the way I see it.

There is less competition, but there are also fewer people looking. If you don't have a nice yard, the snow will hide it quite nicely though ;)

The snow also hides a bad roof, if it's covered in snow.

Wasn't Edmonton rated the most affordable housing market in Canada? Despite this terrible year, I don't think prices had anywhere to go, excluding condos.

Hopefully we go back to seeing some modest gains over the next 5 years...

Yes it does... you can look into the age of the roof and make an educated guess based on age, the inspector can/should also look in the attic and see if there are any leaks.
