Most neighbourhoods in Edmonton don't have HOA fees, but they are becoming more common as developers add facilities to communities that the city will not maintain through property taxes.

Typically, HOA fees are small - around $100-$200 a year, but they can be higher depending on what is covered. HOA fees commonly cover things like…

We recently gathered at Laurier Park for our first ever Summer Extravaganza Picnic and wow, was it ever a success! It was amazing to see everyone for a family-friendly picnic, where the team could gather and kids and dogs were all welcome. There were tons of activities set up for everyone to enjoy including bubbles, volleyball, soccer and more! We had drinks and snacks for all - even water dishes for our four-legged friends. Curbside YEG was on site serving up delicious eats and the guys from Frosted Shaved Ice brought the cool treats. We know this is an event we won’t forget! Especially with all the great photos, thanks to Rob with Rob Hislop Photography. He was so engaging and seamlessly blended into the event capturing incredible candid and action…

Sheldon and Sara were recently joined for a Facebook Live by some of Liv’s resident experts on purchasing and living in a rural home. Tameka Ross, Lindsay Parsons and Allison Meston all had amazing information to share, and we’ve compiled it all into the blog post below. Watch the replay here:   Covid has seriously impacted the real estate market from a huge drop last march to a completely unexpected surge this spring.  The biggest trend over the last 10 months has been the desire for more space and along with that, there has been a huge growth in sales of rural properties.

Reasons people have been making the move:

It's not broken, we just moved your cheese. It's been just over five years since we've done any major updates to our very popular home search website Last time, on December 15, 2015, we had about 5,500 user sessions a day. Lately, we've been averaging about 17,000 user sessions a day. The most traffic we ever saw in one day was 19,803 user sessions on June 30, 2020. So why change things? Especially when we know people love the site, and people hate change. 66% of our traffic is on a mobile device, and the mobile experience on our new site is far superior to the old one. Our new site has been designed "mobile-first" so it works as well on a phone as it does on a desktop. It's designed for speed, and it has a beautiful map-based…

Awards season is not just for celebrities, real estate agents receive awards at this time of year as well. In the industry, agents are typically given awards for selling a lot of real estate, which in our minds, does not necessarily equate to being a great real estate agent. We know that our clients want to be well represented and that they want to have a positive experience buying or selling real estate, and the only way to know if we've done a good job is to ask our clients. Our brokerage uses an online service called RealSatisfied that allows customers to rate their agent on three key performance indicators: customer satisfaction, agent performance and recommendation. Customer ratings and testimonials are available on each agent’s bio page on our…

On Monday, August 20, City Council will be voting on whether to approve changes to the Zoning Bylaw to make building secondary suites (basement suites) easier in Edmonton. The proposed changes are extensive and would allow secondary suites to built:

  • on small lots
  • in semi-detached, duplex and row housing
In addition, the regulations overall are being simplified, giving secondary suites more flexibility in size and configuration. The changes should make it easier to build, and legalize suites, and ultimately lead to more housing choices for all Edmontonians. There are already suites in semi-detached homes all over the city, they're just not legal. I hope these changes are approved so owners can legalize these suites leading to safer living…
