In the Greater Edmonton Area, the real estate market in July 2025 revealed some intriguing trends. Let’s take a closer look at the key numbers that illustrate a market that's still favourable to sellers while also offering increasing opportunities for buyers.
The benchmark price for single-family homes rose to $517,900, reflecting a 9% increase from the previous year. Apartment-style condos experienced a 4% increase to $204,000, while townhouses climbed by 8% to $286,500. We find ourselves in a seller's market, characterized by just two and a half months of supply—continuing a trend that has persisted for over two years.
However, beneath these rising prices, we can observe subtle signs of shifting dynamics. New listings have surged by 17%, significantly higher than what we typically see in July, and there has been a 20% increase in inventory levels. This adjustment brings us closer to what we consider normal in the market after an extended period of historically low supply.
Sales slightly decreased by 3%, totalling 2,860 transactions, though this still exceeds typical levels for this season. This decline, coupled with the increase in inventory, suggests a slight recalibration in the market. External factors, such as US tariffs, influenced consumer behaviour, causing some buyers to hesitate earlier in the year. This is now contributing to a busier summer market than usual.
While demand remains strong, the increased inventory not only means more options for buyers but also underscores the importance of strategic pricing and marketing for sellers.
Looking ahead, we can expect a busy fall market, though it may not keep up with the higher-than-normal levels we saw last fall.
