Here is our update on the Edmonton real estate market. (Previous week’s numbers are in brackets). For the past 7 days: New Listings: 474 (458, 243, 89) # Sales: 179 (133, 107, 108) Ratio: 38% (29%, 44%, 121%) # Price Changes: 257 (196, 134, 77) # Expired/Off Market Listings: 187 (225, 661, 146) Net loss/gain in listings this week: 108 (100, -525, -165) Active single family home listings: 2562 (2491, 2406, 2682) Active condo listings: 1987 (1946, 1891, 2120) Homes 4-week running average: $426k ($406k, $419k, $419k) Condos 4-week running average: $222k ($227k, $238k, $239k) Well, I have no technological excuse for my late post this week, I simply forgot. Which is a first. I apologize for the delay getting the weekly stats up. It has certainly been an interesting week, with mortgage rates on the rise the new "stress test" becomes even harder to pass. The Bank of Canada also raised it's overnight rate this week. This is all likely to lead to a slow down in the real estate market, but we've certainly not felt it yet. Sales have started out the year well ahead of the past few, but there is often an increase when rates go up, as buyers move to take advantage of existing "rate holds." Have a great weekend! Clearly, market is ready to sky rocket. Foreign money + immigration is going to be a boon here.

Buy now or miss the low prices, forever.

One of the units at Roseland Village sold last week. The owner was from Ontario. I hope they got 100 grand or more. My guess is $110,000.

The 80 story luxury condo and luxury hotel is going ahead in the Quarters! This is going to be one of the tallest towers not just in Canada, but in North America!

I've heard rumours that the condos will be around $1,400 a square foot, so we're approaching Manhattan prices!

They can list them for $5,000 a square foot. Doesn't mean they'll sell for that.

They'll be lucky to sell them for $100 a square foot.
