If you’re considering a brand-new home in Alberta, there’s a new incentive that could significantly impact your purchase. Here's what you need to know about Canada’s New First-Time Buyer GST Rebate (Bill C-4).
Through Bill C-4, the federal government has introduced a revamped GST rebate for first-time buyers, offering up to $50,000 back on a new home. This incentive replaces a long-standing program that has become largely irrelevant to most buyers.
What Changed (and Why It Matters):
The previous GST rebate was capped at $6,300 and applied only to homes priced under $450,000, which is well below the current price of most new builds in Alberta. The new rebate is a substantial upgrade:
- Covers 100% of GST (up to $50,000) on purchase prices up to $1M
- $1M–$1.5M → partial rebate (phased out gradually)
- Applies to first-time buyers only
- Available on agreements signed after March 19, 2025
What This Means in Alberta
Because Alberta has no provincial sales tax, GST is the only sales tax applied to new construction, making this rebate especially impactful. For Alberta buyers, this effectively means no GST on qualifying new homes under $1M.
Example:
On a $600,000 new home in Edmonton:
- GST: $30,000
- Estimated rebate: $30,000
Under the old program, most buyers at this price point would have received nothing.
Who Qualifies & What Homes Are Eligible
While final details are administered through the CRA, based on current federal guidelines, you may qualify if:
- You’re a first-time buyer (no principal residence ownership in the past 4 years)
- The home will be your primary residence
- You’re purchasing a new or substantially renovated home
Eligible property types include detached homes, townhomes, condos, and modular homes.

This incentive can meaningfully change your buying power. Depending on your purchase, the rebate could:
- Increase your down payment flexibility
- Reduce your mortgage size
- Help cover closing costs or upgrades
For many first-time buyers, it can make a new build a more realistic option.
